From first inquiry to holding documented, allocated property — here's exactly what happens, in order, whichever HayProperty project you're buying into.
A home, a farm, or a plot to hold — reach out and we'll send full information on the projects that fit: pricing, available sizes, and location details.
A deposit takes it off the market and reserves it in your name. This can be paid outright or as the first instalment of a payment plan.
As soon as your deposit clears, you're issued a receipt of payment, an invoice, and a contract of sale — your paper trail from day one.
Your deed of assignment and agreement are sent over for review. We'd always recommend having your own lawyer look them over before you sign.
Whether outright or in instalments, payment is made by bank transfer directly to HayProperty Development's corporate account — never to an individual consultant.
Physical allocation is tracked and confirmed once payment is complete. Timing varies slightly by project — see the comparison below, or ask your advisor for your project's specific schedule.
What happens next is yours to decide — subject to each project's own land-use rules (see below). There's no deadline to start building, only that plan approval is obtained first.
Every project accepts either route — the choice is entirely about what suits your cash flow.
One transfer, fully documented, allocation processed on the standard timeline for your project.
Pay in stages, on a schedule agreed with your advisor. Allocation follows once payment is complete.
Every HayProperty development is sold freehold, backed by a certified survey plan on file.
Receipt, invoice, and contract of sale — issued the moment your deposit is in, on every project.
Every project takes payment the same way: directly to HayProperty Development's corporate account.
Change your mind after paying? A refund is available across every project, less a 35% administration fee, processed within 3 months.
The fundamentals don't change — but documentation fees, allocation timing, and land-use rules vary slightly depending on what you're buying.
| Project | Documentation Fee | Allocation Timing | Land-Use Rule | Delivery Status |
|---|---|---|---|---|
| Sterling Court | Confirm with advisor | Confirm with advisor | Not applicable — apartments | Limited units — confirm availability |
| Greenfield | Free | Within 3 months of full payment | 60% developable / 40% greenery | Estate delivery date: 2030 |
| Ìrètí | Charged separately, by land size | Quarterly — 3 weeks ahead of quarter-end to qualify | 60% developable / 40% greenery | Buy-and-build, immediately |
| Pride Rock, Ibadan | Free | Within 3 months of full payment | 60% developable / 40% greenery | Buy-and-build, immediately |
| Harvest Grove | Free | Within 3 months of full payment | Palm cultivation only — no residential building | Buy-and-build (farming), immediately |
There's no time limit to commence work after allocation — only that building plan approval is sought and received from the appropriate authorities first.
You're free to resell your plot or property at any time — the company just needs to be informed so documentation stays proper.
On agricultural developments like Greenfield, optional farming consultancy and management services are available for absentee owners.
Tell an advisor what you're looking for and they'll walk you through which project fits, and exactly what step one looks like for it.
